Building Inspection & Zoning

General Information

The Jackson Building Inspection Department performs a variety of duties to preserve the health, safety and welfare of all buildings and properties thereby sustaining property values and overall aesthetics of the Village. The Department performs building, plumbing, electrical, HVAC, erosion control, and property maintenance inspections. The Department also enforces the Zoning Code which regulates buildings and development as well as issues sign permits and enforces sign regulations.

A variety of handouts offering guidance and submittal requirements for specific projects are available on the Building Inspection webpage. These handouts explain the regulations and requirements, as they relate to various projects, including the permit forms and submittal requirements such as general submittal requirements, permit fee amounts, zoning restrictions, height and size restrictions, setbacks, etc. are outlined in the handouts. You are strongly encouraged to research your project requirements online prior to contacting the inspector.

Although inspections keep our personnel out of the office for most of the day, the Inspector is often available to answer questions. For large project reviews or submittals, it is requested that you schedule an appointment with the inspector prior to submittal.

Inspections

Please note: There is a minimum of 24-hour notice is required for inspections. Requests for same-day inspections are subject to availability and are not guaranteed.

Building Inspections

Staff reviews and inspects residential, commercial, and industrial projects. Some of the inspections performed include footings, foundations, rough framing, insulation, and final building occupancy inspections. The Inspector also investigates complaints which pertain to building and property maintenance issues.

Plumbing Inspections

Staff inspects all new plumbing work, including repairs, in residential and commercial buildings.

Electrical Inspections

Staff inspects all new electrical work, including repairs, in residential and commercial buildings.

Erosion Control Inspections

Staff reviews and inspects erosion control methods for all new homes, commercial and industrial projects, including additions.

Sign Inspections

Staff reviews and inspects the installation of permanent and temporary signs throughout the Village and enforces the regulations of the sign code throughout the Village.

Zoning & Property Maintenance Inspections

Generally, upon complaint, staff inspects properties to determine if zoning code regulations are being satisfied. Common issues include the following:

  • Zoning use violations
  • Illegal exterior storage, junk or debris
  • Wrecked, inoperable, or unlicensed vehicles
  • Overgrown vegetation including grass, weeds, bushes, etc.
  • Sidewalk, Vision Triangle, and Right-of-Way obstructions
  • Public Way and Setback encroachments such as overhanging tree limbs and bushes onto sidewalks
  • Buildings in disrepair (Deteriorated paint, windows, siding, roofing, etc.)
  • General blight concerns
  • Illegal use of property
  • Construction without proper permitting
